Only confirmed guests may stay overnight. Additional visitors, events, professional shoots, or gatherings require written approval before arrival.

House Care
Guests are expected to care for interiors, furnishings, parking areas, kitchen appliances, laundry facilities, and supplied house items according to arrival instructions.
Quiet Enjoyment
The residence is intended for calm private stays. Noise, parties, and disruptive activity are not permitted.
Arrival & Departure
Check-in begins from 15:00. Guests should share their expected arrival time in advance. Check-out is by 10:00 unless a different arrangement has been confirmed in writing.
Cancellation & Prepayment
Cancellation and prepayment requirements can vary by stay option, season, and booking terms. Applicable conditions are confirmed before the booking is accepted.
Damage Deposit
A refundable damage deposit of NZD 300 is required. It is collected by credit card seven days before arrival and returned within seven days after check-out, subject to property inspection and the relevant payment provider timelines.
Children & Beds
Children are welcome. Please provide the number and ages of children when enquiring so pricing and occupancy can be checked. Cots and extra beds are not available at this property.
Age Requirement
Check-in is available for guests within the approved age range of 25 to 90.
Smoke, Pets & Events
Smoking, pets, parties, and events are not permitted. Quiet hours apply between 20:00 and 08:00.
